Texas Flood and Windstorm Insurance: 

Almost all property insurance policies including homeowners and business package policies exclude the peril of flood.  Floods can be caused by many conditions including: rapid accumulation of rainfall, hurricanes, outdated or clogged drainage systems, and broken levees.  A federal law requires flood insurance on a property if the loan is insured by the federal government and if the property is in a flood plain. There are many different factors considered when calculating the premium for flood insurance on your property.  Some of the factors are: year of construction, number of floors, the location of the contents in the property, the deductible and contents coverage limits, the elevation of the property, and if you are in a high-risk or moderate-to-low risk area.  Almost 25% of all flood losses occur in the moderate-to-low risk areas. 

 Flood insurance is a national program that is underwritten by the National Flood Insurance Program, in which the federal government allows individual insurance companies to administer; such as issuing the policies, and paying the claims.  The policies are the same, the premium is the same for every insurance company, and the coverage is the same in all cases based on the limits purchased.   It is important to note that there is a 30 day waiting period from the purchase date of the policy until the policy will go into effect, unless the flood policy is required by a mortgage company at a closing or is required by the lender due to a map revision.      

 Windstorm coverage is normally provided by most property insurance policies, excluding those properties located on the Texas Gulf Coast or in the surrounding coastal counties.  The Texas Windstorm Insurance Association handles the underwriting for windstorm and hail insurance policies for Gulf Coast property owners unable to obtain coverage from other carriers.  It is necessary for coastal property owners to purchase a windstorm policy to provide complete protection for their property in the event of a catastrophic loss.
